About the Developer – Joel Laub & Associates
LOFTWORKS is developed by Joel Laub, best known as founder of Astoria Homes, who has been involved in Las Vegas Real Estate for over 30 years.
After attending the University of Nevada Las Vegas, Laub became licensed in Real Estate in Nevada in 1977, and soon became President of Roberts Realty Land Company. In the past 3 decades, he has assembled and brokered many 1,000s of acres for development as well as brokered and purchased 1,000s of acres for personal and client investment. He worked with the BLM on an exchange for 1,500 acres, and assembled an additional 500 acres to entitle, develop and master-plan Silverado Ranch Master Plan Community just south of McCarran Airport. In 1994, Laub formed Astoria Homes and sold it in 2005 closing over 1,000 homes per year with 175 employees – one of top 5 homebuilders in Nevada.
In 2009, Laub completed LOFTWORKS, a $12 million live-work development in the southwest Las Vegas Valley. The initial phase of Loftworks at Tenaya consists of three, two-story buildings, on 6.5 acres, near the northwest corner of Tenaya Way and Sunset Road. The concrete tilt-wall buildings, designed by John David Burke, offer a little bit of everything: residences, office space, and warehouses. The 137,000-square-foot mixed-use development has 27 turnkey or built-out units, ranging from 606 square feet to 5,719 square feet in size. The 28-foot-tall buildings feature ground-level office space and warehouses, with 12-foot-by-14-foot roll-up doors. Luxury condominiums are perched above, averaging 1,000 square feet. Homes come furnished with wood floors, balconies, walk-in closets, and appliances. Each unit has one residence that, if needed, can also double as deluxe second-level office space. Offices and homes are prewired for security and have high-speed Internet access along with restrooms and copy areas.
Plans for a second phase call for three more two-story buildings totaling 150,000 square feet. The concrete tilt-wall buildings will be similar in appearance and composition to those in the first phase. Thirty units will be available, ranging in size from 800 square feet to 5,600 square feet. The buildings, on 6.5 acres, could break ground early next year and finish by the fourth quarter of 2010. The addition is expected to cost about $12 million.
Laub has worked with large clientele including shopping center developers, convenience stores, homebuilders, and community developers to assemble and entitle projects. He remains active in purchasing and brokering land, as well as syndicating multi-member investment LLCs and partnerships for JLA investment clientele.
